ADDRESS - We do not publish the physical street address of the property due to abuse by parcel shipping scams. Here's a link to the geographic location, and once we have some identifying info on you we can share the address.
The studio does not have a separate USPS address. Your address and our address are the same.
PARKING - If you've read our reviews on Furnished Finder, you know that street parking here is not nearly the problem as closer to downtown. Only during street sweeping restrictions do things get a bit tight, but our tenants have avoided this too with a little advance planning.
For street sweeping, the restriction is in place from 12:30 - 2:30PM on Thursday (our side of the street) and Friday (other side of the street). Be a good parking citizen - Since street space is so valuable here, please do not park midway in a curb run which could otherwise accommodate space for two or more cars.
Parking Security - None of our tenants have experienced a vehicle break-in. But good practices are always recommended, don't leave items or devices - even their charging cords - visible inside.
PIN CODE - Unless you pay for one to be cut, we do not bother with physical keys. Just tell us an easy-to-remember four digit number (not your banking PIN!) and you'll just use this on the keypads for your studio, the yard gate, and laundry room.
There's s special doorbell button at the gate for your own deliveries, door dash, guests etc if you prefer. But its' usage is not required.

LAUNDRY - There is a laundry facility with coin-operated machines next to the grocery store, or you can add usage of our laundry room to your rent. With this option, a tenant will either select a regular laundry day, or give us ample notice for the block preferred (both start and finish time). The PIN code will work on laundry room door for this time!
KITCHENETTE - It comes with an induction cook top, combo microwave / convection oven and all the pots and pans needed for induction cooking. When the tenant is selecting their door PIN, they can also customize the kitchenette - with more options like a toaster, air fryer, k-cup coffeemaker, kettle or ice maker.
SUPPLIES - Pots, pans, plates, glasses, cups, ice trays and more are all provided. Consumable goods like paper towels and toilet tissue are all included, and are restocked when the studio is serviced with fresh bedding and towels (also included)
TELEVISION - The monitor is equipped with a Tivo 4K Stream, an Android TV device which includes the typical streaming providers or can be side loaded by the tenant with more apps as needed. The "Sling" app is provided at no charge and is connected to an OTA tuner to receive local broadcast channels.
HVAC - The LG split ceiling unit is connected to the main property heat pump, and can provide the same heating and cooling service as all the other exchange units. For example, the tenant's unit will not be able to provide cooling if the rest of the units are providing heat at the time.
INTERNET - The main internet to the property is Fiber Optic, with an automatic fail-over to a lower speed cellular data connection in case the main internet fails for a few minutes. Recovery is also automatic. There is a dedicated 5 Ghz WiFi node in the studio, with a backup node as close as the nearby garage, just for the tenant. Service is only available in 2.4 Ghz or 5 Ghz, not both.
CARBON FOOTPRINT - We make a majority of the electricity needed, The house has a 7 Kwh SunRun Solar Array with two Tesla Powerwalls™ to provide backup and overnight power. Nothing is "burned" to heat living space here.
DOGS - The property is home to 3~4 beagles in various states of rehabilitation. They are from the overseas meat trade, or veterans of laboratory testing, or surrendered to kill shelters at very senior ages. They are all gentle and benign. The dogs of our tenants with the acceptable weight and temperament are welcome to the pack for a sniff and play.
