Full Disclosure: Reasons Not to Stay Here

We want to make sure that our little studio meets your expectations and style. Based on our experience, we've come up with a list of some of the most likely "regrets" a tenant might have - after committing and arriving here:

  1. You expected something bigger - This studio is about the size of an average hotel room, about 300 square feet. It's comfortable, clean, modern and cozy. But it is not spacious.
     
  2. You anticipate many visitors - For the reason above, you may find that there's just no room for guests. If you were expecting to have them, you will be saddened by reality. The rental is based on single-occupancy. To keep that status you can only have an overnight guest twice during any 7 day period.
     
  3. There's more than one of you, and pushing 6 feet tall - The antique Murphy bed is 70 x 53 inches from head to foot board. Some of that space will be consumed by pillows. When there is one tall person, you can sleep at an angle. But two people will need to sleep in a straight line when not spooning, so anyone remotely close to 6 feet will collide with the head or foot board and have a bruised sleep experience, every single night of your stay.
     
  4. You are not a healthcare professional - Our agreement is worded for traveling healthcare providers who appreciate the provided amenities and occasional cleaning. It is more similar to a hotel stay and is not a residential lease. Arrival and departure dates are fixed, and extending your stay is not possible when another traveling provider is scheduled to arrive. Healthcare providers work long shifts, may need to quarantine, but just want to chill or crash in a comfy room.
     
  5. You have too many belongings or prefer your own furnishings - The studio is already furnished, and has appliances, kitchenware, bedding and towels. You may find yourself challenged for free space if you insist on using your own collection of matching stuff, for some perfectly sane reason.
     
  6. You do not like dogs, or your dog does not like others - While a different area is provided for your own dog, away from ours; there will definitely be interaction between them all. If you misrepresent or misunderstand the social character of your pet, your stay here will be terminated shortly after your arrival - due to the inevitable conflicts.
     
  7. Your dog(s) fail the weight limit or vaccine verification - Oversize or unvaccinated dogs another reason why the contract of a newly arrived tenant would be terminated shortly after arrival, leading to your disappointment and a possible housing emergency.
     
  8. You have a cat - To be clear, we like cats too. But besides the typical issues with cats that spray or scratch (reflected in an elevated security deposit), or cats which escape (for which we cannot prevent - or help you recover), we also have two specific issues to reveal:
    • We have beagles that are obsessed with cats. Even if your cat stays inside, you must traverse dog territory each time you enter or leave. Once these hounds get a whiff of cat at your threshold, they may engage in continuous sniffing, barking or even baying at your door. Some cats will respond to this stress by "marking", which could impact your security/cleaning deposit.
    • Baby doves. There is a family of morning doves which returns to our back yard every year to incubate and raise a few broods of babies. These feathered kids spend their first weeks roaming our yard while learning to fly, and have no genetic memory of cats as predators.
       
  9. You're not used to urban living - While we're located in the historic district of a calm residential area, downtown Long Beach is a couple miles away. We're close to Fire Station 4 and a few blocks from arterial streets. Check out the map link on the home page. There are sirens and honks and people and barks. Long Beach is one of the most culturally diverse cities in America. We all love it here.
