(We're so happy you're interested in our little studio! Here are some things to know up-front, plus the initial steps we'll follow to check you in:
Acknowledge the Studio's Size and Limitations
- Our unit is the same size as an average U.S. hotel room; about 300 square feet or 30 square meters.
- It was designed for one traveling professional.
- Cost is based on single-occupancy. Please ask for cost if your party is greater than one person (& one dog).
- An overnight visitor is allowed for a maximum of 2 nights in a 7 day period. Anything greater is a double-occupancy rental
- Two people will need to be pretty familiar to share the bed. It's 70 x 53 inches in available size.
- The Murphy Bed can be folded up for some more floor space for activities like yoga or exercise, but the place is still pretty cozy.
If you are near Long Beach, or know anyone - familiar with your needs - nearby who could share a video call (aka "face-time") with you, we can arrange a preview visit with the current tenant so you'll be more comfortable with the place before locking yourself into a contract.
Understand the Pet Accommodations
- The studio was designed for a small, house-trained dog.
- Pets larger than 30 lbs or 14 kg (in total) are not allowed. Larger dogs will not fit through the dog door, and might be able to jump over the fences which defines your own space; especially when the Long Beach wildlife like squirrels, possums, raccoons and skunks make an unscheduled appearance.
- We'll require a photo of you and your dog(s), to help us confirm their size, and a vaccination letter from the vet.
- Interaction between your dog(s) and ours is unavoidable.
- Three acts of dog aggression, or just one if it breaks the skin - or failure to prove or maintain vaccination status - will trigger the cancellation clause of the contract.
- A cat (the chill type - which does not scratch furniture) is allowed - but not suggested because our beagles will smell cats and howl, or chase them when given the opportunity.
- You should keep your kitty indoors with you, as doves will nest in our yard annually.
- We're not responsible for escaped cats or their recovery.
- The neighborhood streets may have wild coyotes visiting from the nearby state-protected wetlands on rare occasions. This has happened in the late evening, night and early morning hours. They have never jumped our fences. Still, keep the fur baby inside during these periods, or go out with him/her and you'll be fine.
- We don't provide any care like housebreaks, feeding, walking, etc. Your pet will be alone if you leave it here while away.
- The application will include questions about you pet's doggy-door and potty training, vaccine status, and length of time you'll be away.
Do not do anything below until we ask!
Things you'll need
- $55 Application fee. We don't keep this, it pays for the credit, background and court reports we need up front. It is collected when you submit the application.
However, if everything comes back good then we'll credit back this amount (minus taxes) - as a discount on the first month's rent.
- While the credit report is part of the application bundle, bad marks for unsecured debt are not a deal-breaker - given our shorter rental terms.
- Renters Insurance. Not required but highly suggested, as none of your belongings would be covered in case of disaster. You can get this online for a pittance if you don't have it already.
- Vaccination certificates for your dog or cat, if you are bringing your fur kid with you.
- A photo of your dog or cat. Include something as a size reference (like yourself!).
- Select your rent amount. Go here and pick the options which work for you.
- Note your deposit amount needed. Make sure you have that and your rent in the bank.

How it Works
The invitation will be sent to your email from Avail.co - these are to folks we use to process your application, perform the background checks and give you a secure way to make rent payments, directly from your bank account with no added fees.
Complete the application and upload the requested documents (see "Things you'll need" above)
After your application is approved, you'll get another email asking you to review and e-sign the rental agreement.
Once we both sign the agreement, you're on the hook for the first month's rent and deposit. Keep an eye out for more emails from Avail.co when your rent is coming due.
Your dates are not reserved until you make a payment (like the security/cleaning deposit). Until that time, it's possible for someone else to inquire about the studio and start their own application process.
